Proposed 70-Unit Echo Park Project Gets Green Light

The planned development will replace 10 detached apartments along Sunset Boulevard

The Los Angeles planning department has given approvals to plans for a 70-unit multifamily project to replace a 10-unit apartment community in Echo Park along West Sunset Boulevard, according to a planning report released by the city last month.

Slated for 1251 and 1257 West Sunset Boulevard, the project is being led by property owner Aym Investment LLC, which first filed plans for the development in 2018. The Maly Architects-designed community will be made up of two mid-rise buildings – one five stories and the other six stories – combining to hold 27 studio apartments and 43 one-bedrooms.

Under the city’s Transit Oriented Communities Incentive Program, the developer was seeking approvals for a 20-unit density bonus above the otherwise allowed 50 units. Aym Investment, which is managed by Michael Aminpour, will set aside six units for extremely low-income households, plans show.

The project will also include about 7,025 square feet of open space, including a 4,419-square-foot roof deck and a 1,706-square-foot gym.

The new development will provide 38 automobile parking spaces and 77 bicycle spaces.
