A developer has plans to replace a commercial building and single-family home at the eastern edges of the Silver Lake neighborhood with a five-story, 41-unit apartment building, according to a planning case posted this month by the city of Los Angeles.
The multifamily project is being led by an affiliate of A.J. Khair Development & Construction and would rise at 2210 – 2212 Effie St. and 1655 – 1661 Allesandro Street, an approximately half-acre project site. Plans call for about 44,000 square feet of new construction holding 35 one-bedroom apartments ranging in size from 805 to 1,050 square feet and six two-bedrooms ranging from 960 to 980 square feet.
The developer is seeking Tier-1 project approvals under the city’s Transit Oriented Communities Incentive Program, including an 11-foot height increase to 56 feet and a 14-unit, or 50-percent, density bonus to allow for the planned 41 apartments. Rents for four units would be set at below market rate in accordance with the TOC program, plans show.
Designs for the Silver Lake proposal are being led by GA Engineering.
The project would also provide 25 at-grade automobile parking spaces, 46 bicycle spaces, and 6,681 square feet of common open space, including a roof deck, courtyard, and rear yard.
The three-parcel project site was acquired in August by an affiliate of A.J. Khair for $3.6 million, according to county property records.
