An affiliate of investment and development company Orion Capital has plans to build a six-story, 54-unit apartment project in the Exposition Park neighborhood, according to a planning case posted by the city of Los Angeles this week.
The project would rise at 1436 W. Jefferson Blvd., just west of the University of Southern California and about a mile northwest of the Expo / Vermont Metro station, plans show. The project site has contained six residential units and commercial uses, including Revolutionario North African Tacos Catering, across five structures, each of which would be demolished under this week’s plans.
The project applicant is requesting state density bonus approvals including a height increase to about 70 feet from the 45 feet allowed otherwise. Under state density bonus law, Orion would set aside six units for very low-income households, plans show.
“The Project’s proximity to the Metro Expo Line Vermont Station and several local Metro bus lines makes the Project a prime candidate for increased density, utilized through SB 1818’s density increase and [off-menu] incentives, for access throughout Los Angeles and the region for future residents,” the project team writes in application documents.
The new, 55,230-square-foot residential building would include eight studio apartments of about 467 square feet each, 45 two-bedrooms at 705 square feet each, and one 1,161-square-foot three-bedroom. It would also offer about 6,000 square feet of common open space and amenities such as a gym and three recreation rooms.
The project would provide 28 automobile spaces in one subterranean parking garage, along with 49 bicycle spaces. Vehicular access to the apartment community would be given at the northwestern corner of the property from Jefferson Boulevard.
An affiliate of Orion Capital, which itself is affiliated with property management company Orion Housing, acquired the three-parcel project site in a pair of transactions earlier this year totaling about $3.8 million, county property records show.
Designs for 1436 West Jefferson are being led by Long Beach-based project architect Next Architecture and La Crescenta-based landscape architect YKD.
