The PICO Neighborhood Council‘s Land-Use Committee Thursday evening will review new plans for a five-story, 45-unit mixed-use apartment project to replace a used car lot on La Cienega Boulevard, its meeting agenda shows.
Slated for 1930 S. La Cienega Boulevard, the project is being proposed by developer Broman Properties LLC, which acquired the project site for just under $2 million in 2011, according to county property records. Project representative Kevin Kohan of Elevated Entitlements will present the project to the neighborhood committee on Thursday.
“This meeting is strictly voluntary but is designed to create a forum for residents to foster a sense of community in the area where we live and to communicate more effectively the needs of our neighborhood,” a submission to the neighborhood council by the project team reads. “Any resident or property owner would be eligible to participate and have a voice in addressing potential concerns that may directly affect them.”
Architecture firm California Development & Design is leading designs for the proposed project, which would include 8,100 square feet of street-level retail space, plans show.
Plans call for 23 one-bedrooms, 17 two-bedrooms, and five three-bedrooms over a lobby and retail space and two levels of underground parking with 100 automobile spaces. The project would also offer about 5,275 square feet of open space, including an active rooftop area.
Broman Properties will request Tier-2 project incentives under the city’s Transit Oriented Communities Incentive Program, including a 60-percent density bonus of 17 units and an 11-foot height increase to 56 feet, plans show. Per TOC requirements, the developer would set aside five apartments for extremely low-income households.
According to its agenda, the PICO Neighborhood Council Land-Use Committee will follow Kohan’s presentation with discussion and a possible vote on the project.
