[Renderings] Seven-Story Mixed-Use Pico-Robertson Proposal Receives Approvals

The new Pico-Robertson development will include more than 1,000 square feet of medical office space

The Los Angeles planning department has given approvals to plans for a seven-story, 30-unit apartment project in the Pico-Robertson neighborhood, according to a determination letter posted by the city last week.

Proposed by site owner David Javdan of Beverly Hills Prestige Dental Group, the new community will rise on a vacant, roughly 7,000-square-foot lot at 1255 S. La Cienega Blvd. It will hold 15 one-bedrooms, 10 two-bedrooms, and five three-bedrooms over more than 1,000 square feet of first-floor medical office space.

Approvals given this month include Tier-3 project incentives under the city’s Transit Oriented Communities Incentive Program, including a 57-percent density increase above the otherwise allowed 19 units. Per TOC requirements, the developer will set aside three units for extremely low-income households, plans show.

The project architect for 1255 South La Cienega is shown in application materials as Babak Bardi Chaharmahali of California Development and Design.

Plans call for one-bedroom units to range in size from 555 to 560 square feet, for two-bedrooms to range from 732 to 892 square feet, and for three-bedrooms to each be just under 1,200 square feet.

The Pico-Robertson project will also include about 3,200 square feet of common open space that includes a rooftop area, along with 35 automobile parking spaces split between at-grade and below-grade levels.

Javdan acquired the project site for $1.8 million in 2017, according to Los Angeles County property records.
