Palatine Capital Partners has plans for a four-story, approximately 73,000-square-foot self-storage project in the South Los Angeles neighborhood of Nevin, according to planning documents filed with the city earlier this year.
Named Vernon Avenue Storage in planning documents, the project would rise at 1785 E. Vernon Ave., replacing a parking lot and 850-square-foot office building with a 51-foot-tall self-storage building. Through an affiliate, Palatine Capital Partners is currently in escrow to acquire the project site from 4433 South Alameda LLC, according to planning documents.
“The proposed self storage facility will provide a much needed service to the community,” the development team writes in application documents.
“There are multifamily and single family residences in the neighborhood that will benefit from the convenience of having a new climate controlled, secure self storage building in the neighborhood to store extra household goods and other personal items and free up living spaces in their homes.”
Based in New York City and Miami, Palatine Capital Partners is joined in the self-storage project by project architect KSP Studio, landscape architect Emerald Design, and project representative Kathleen Hill of Alston & Bird, plans show.
The facility would provide space for 23 automobiles and 20 bicycles inside a parking garage, along with long-term storage space for another 20 bikes inside the building, according to planning documents.
