A seven-story, 54-unit project slated for 927 and 933 S. Ardmore Ave. in the Koreatown neighborhood will move forward with approvals, according to a letter of determination filed by the Los Angeles planning department last week. The applicant and owner behind the project is listed as Alex Kim of Sevvo Holdings, planning documents show.
The 13,520-square-foot, two-parcel project site currently holds two single-family dwellings and one seven-unit multifamily building, each of which will be demolished to make way for 42,500 square feet of new construction. Plans call for 19 studios, 26 one-bedrooms, and nine two-bedrooms in a residential building reaching a maximum height of about 78 feet northwest of the intersection of South Ardmore and San Marino Street.
The planning department’s determination results in Tier-3 project approvals under the city’s transit-oriented communities program, according to the new filing. Incentives granted to the project include a 25-percent open space minimum reduction to 4,219 square feet, as well as a 63-percent density increase in lieu of the 34 base units allowed otherwise.
In return, the developer will set aside six units for extremely low-income households, plans show.
Designed by LA-based Corbel Architects, the mid-rise development will also offer amenities including roof decks, a gym, and private balconies, and it will provide 50 automobile parking spaces between one at-grade and one subterranean level. Plans also call for 59 bicycle spaces.
Kim acquired the two project parcels in 2019 for roughly $3.6 million combined, according to Los Angeles County property records.
