The Los Angeles planning department has granted approvals to a six-story, 19-unit multifamily project proposed for 554 N. Alexandria Ave. in Hollywood, according to a determination letter filed earlier this month. The project owner and applicant is listed as Bita Kerendian of Alexandria Enterprises LLC.
Along with two accessory buildings, the 8,604-square-foot project site currently holds a single-family dwelling as well as a two-story multifamily structure that will be demolished to make way for the new 19,895-square-foot project.
The development, which will set aside two units for extremely low income households and two additional units for low income households, will move forward with Tier-3 project bonuses under the city’s Transit Oriented Communities Incentive Program. Plans call for a 22-foot height increase to a 67-foot-tall building and a 72-percent density bonus of eight units to the total of 19, among other Tier-3 TOC incentives.
Designed by Los Angeles-based project architect bB|A Studios, the multifamily development will feature 14 two-bedrooms and five three-bedrooms, with five of the twos including dens. The project will also provide 10 automobile parking spaces and 22 bicycle stalls, along with 2,160 square feet of open space including private balconies, roof terraces, and a rear yard, planning documents show.
The landscape architect for the project is shown as Viriditas Design, another LA-based firm.
