The Los Angeles planning department has awarded approvals to plans by Dallas-based developer Leon Capital Group to construct a three-story, 110,291-square-foot self-storage project at 6500 S. Avalon Blvd., according to a determination letter filed last month.
Referred to as Avalon Self Storage in planning documents, the project will replace two one-story warehouse buildings at the roughly 1.5-acre site, providing approximately 550 units of storage for household goods.
Approvals awarded by planners include a conditional use permit allowing a self-storage building for household goods within 500 feet of a residential use, as well as a Community Plan Implementation Overlay Adjustment to allow a 20-percent increase in floor-area ratio.
Designed by architecture firm KSP Studio, the project will rise to a maximum height of 45 feet and provide 36 parking spaces and 20 bike stalls. Designs also call for about 1,000 square feet of ground-floor office space.
Leon Capital Group is the developer of more than a dozen self-storage projects across Texas, Oregon, Washington, and California, according to its website. It has several projects in the works in Los Angeles County, including a recently approved 131,460-square-foot facility in Northwest San Pedro.
It acquired the South Avalon Boulevard project site for about $6.6 million, according to a transaction recorded with LA County in late 2019.
