David Wright and 7100 Melrose, LLC have submitted plans to convert a vacant lot on 7100 West Melrose Avenue into a new apartment complex. The application for a transit-oriented community incentive and a waiver of dedication was filed to the Office of City Planning on October 27 for the project.
The proposed residential mid-rise would be a four-story, 66 unit building. 28 of the living spaces would be studio apartments with the remaining 38 being one-bedroom spaces. Six of these units would be set aside for extremely low income tenants. The whole project would take up 43,122 square feet of space with an additional 5,513 square feet of open space. There would also be parking for 58 bicycles and 33 vehicles.
The project is seeking incentives for being a Transit-Oriented Community (TOC). The TOC program encourages developers to build housing for low-income residents near public transportation. The requests include an 11-foot height increase from 30 to 41 feet, a five-foot side, and rear yard instead of the required seven feet for the side yard and 16 feet for the rear yard. A waiver was also included for an exemption from widening the street on La Brea Avenue by two feet.
