The Los Angeles planning department has given approvals to plans for a four-story, 16-unit apartment project in the Valley Village neighborhood at the northeastern corner of Chandler Boulevard and Carpenter Avenue, according to a determination letter filed this month. The project applicant and owner is listed as Alan Kleinman, founding partner of Encino-based real estate investment firm Elevado Group.
The project will replace a four-unit multifamily structure at 11829 Chandler Blvd. with a 25,000-square-foot residential building containing 14 one-bedrooms ranging from 564 square feet to 607 square feet and two 438-square-foot studios.
It will also move forward with Tier-3 project approvals under the city’s Transit Oriented Communities Incentive Program, including a 70-percent density bonus (on top of a 10-unit base density) and 11-foot height increase to 47 feet. Approved incentives also include a 30-percent reduction in both side yards to five feet and a 25-percent open space reduction to 1,200 square feet, plans show.
The architect for the development is shown as Stockton Architects in planning documents.
Elevado Group is the developer of a number of multifamily projects in the LA area, including a recently approved 119-unit project on Lankershim Boulevard in North Hollywood.
