The Van Nuys Neighborhood Council‘s board on Wednesday will review and possibly vote on plans for a five-story, 33-unit apartment project to rise on Erwin Street, according to the neighborhood group’s meeting agenda.
Approved by the neighborhood council’s planning committee earlier this year, plans call for replacing five units at 14805 – 14817 Erwin St. with three one-bedrooms, 28 two-bedrooms, and two three-bedrooms.

If approved as planned, the Van Nuys community will total about 45,000 square feet of new construction and rise to a maximum height of 52 feet. The developer is seeking Tier-3 project incentives through the city’s Transit Oriented Communities Incentive Program that would allow for a 22-foot height increase and 70-percent density bonus. Five units would be set aside for very low-income households, per the TOC program, according to planning documents.
The new building would include 31 automobile spaces in a first-floor parking garage under four levels of apartments.
