The Voices Neighborhood Council‘s planning committee on Friday will vote on a proposal to construct a 31-unit multifamily development at 836 – 842 W. 42nd Place following a presentation by project representatives, according to the group’s meeting agenda.
Plans for the project go back to early 2020, when the 13,370-square-foot project site’s owner submitted application materials for the development. What Now Los Angeles reported last year of property owner BSM Investments‘ interest in selling the site and plans, but no sale has showed up as of yet in county records.
The proposed multifamily project has already received Tier-3 project incentive approvals from the planning department under the city’s transit-oriented communities program, according to a December determination letter filed by the city.
As of now, it involves site owner BSM Investments, as well as listed project applicant Philip Cohen of Mansfield Equities, project representative Danielle Hayman of Hayman Development, and The Ketter Group.
Plans call for a 56-foot-high, 38,692-square-foot residential building with two two-bedrooms, five three-bedrooms, 20 four-bedrooms, and four five-bedrooms in the Vermont Square neighborhood. The project would also provide 18 automobile parking spaces and 34 bicycle spaces, as well as about 5,400 square feet of common open space.
Both Hayman and Ketter Construction Managing Principal Boaz Miodovsky are scheduled to present on the project late Friday afternoon neighborhood ahead of a vote, the neighborhood council agenda shows.
