West Toluca Lake Condo Plans Head To Neighborhood Review

The four-story building would contain a mix of one-bedroom and two-bedroom condos

The Greater Toluca Lake Neighborhood Council on Tuesday will review plans by a property owner to develop a 31-unit condominium project at the northwestern corner of the intersection of Vineland Avenue and Moorpark Street, according to the neighborhood group’s meeting agenda.

The applicant and owner behind the proposed project, which would rise in West Toluca Lake at 11001 – 11003 Moorpark St., is Andre Jackson of London Estates LLC, while designs are being led by Van Nuys-based GA Engineering, project filings show. The development team is requesting a 35-percent density bonus, among other approvals, according to planning documents.

The development would replace a vacant auto shop structure at the site with a new, approximately 45-foot-tall multifamily building holding 22 one-bedrooms and nine two-bedrooms. Four units reserved for very low-income households would be included in the community.

Plans also call for a two-level underground parking garage with 56 stalls, as well as roughly 3,500 square feet of common open space.
