Xebec Plans 600,000-Square-Foot Industrial Project In Sylmar

The Sylmar development would take shape at a property acquired by the developer last year for $92 million

Xebec Realty has plans to develop about 600,000 square feet of industrial space in Sylmar, according to a new planning case posted by the city of Los Angeles last week.

Named Roxford Street Industrial Park in planning documents, the 50-foot-tall warehouse project would replace about 220,000 feet of existing industrial space at 15825 Roxford St., a property acquired by Xebec last year for about $92 million, according to Los Angeles County property records. Designs are being led by Irvine-based firm GAA Architects, application documents show.

Plans call for two warehouses totaling roughly 600,000 square feet of floor area. One building accessible from Telfair Avenue to the north would amount to 440,000 square feet, while another smaller building to the south would be 164,000 square feet.

More than 400 automobile parking spaces would be provided with the development.

Xebec describes itself on its website as a provider of “real estate investment opportunities in industrial assets to institutional and private wealth investors through the acquisition, development, redevelopment and management of institutional-quality bulk logistics, infill/last-mile and light industrial properties located in top-tier markets in the U.S.”

The company has offices in LA, Orange County, and Dallas.
