McDowell Housing Partners (MHP) is a Miami affordable housing developer and investment company. The company has closed financing and broken ground for a 150-unit senior housing community, Ekos at Pembroke Park, Florida.

McDowell Housing Partners Breaks Ground on 150 Senior Housing Units

The Ekos at Pembroke Park project is a 10-story residential building. It will be at 5595 S.W. 41st Street. Its architecture is designed to meet the requirements of seniors who make up to 80% of the Area Median Income (AMI).

The project will feature 150 one-bedroom apartments with an area ranging from 657 to 680 square feet.

The Chairman and CEO of MHP, Patrick McDowell, emphasized the project’s community-driven purpose and said, “Ekos at Pembroke Park is our second affordable community in Broward County with 150 apartments for seniors that will also provide direct access to supportive services to help residents thrive and age in place with dignity.”

Project Details and Features

The 150 residential apartments in the building are going to be equipped with modern finishes like

  • Stainless steel appliances
  • Granite countertops
  • Tile backsplashes
  • Energy Star-rated ceiling fans in bedrooms and living areas

Besides this, the project is also leaning towards sustainability and targeting a Silver-level certification from the Florida Green Building Council. In order for that, the project will feature low-flow plumbing fixtures, LED lighting, and Energy Star appliances.

The residents will also have access to a range of amenities provided by the developers, like,

  • Clubroom
  • Fitness center
  • Package lockers
  • Bike storage
  • Six EV charging stations

With that, it will also feature an on-site management office dedicated to ensuring efficient daily operations.

Financing and Development Timeline

The $64.68 million development was funded by several sources, including:

  • Tax-exempt bonds and a HOME–ARP loan with the Housing Finance Authority of Broward County
  • A Live Local SAIL loan with the Florida Housing Finance Corporation
  • LIHTC equity from U.S. Bank
  • Permanent and construction loans from R4 Capital

Project partners are JWR Construction as the general contractor, Reprtwar as the architect of record, and HSQ Group as the civil engineer. The construction will be completed by summer 2027.

McDowell Housing Partners started in 2019 and soon became a major player in affordable housing. They were ranked 27th nationally by Affordable Housing Finance. The company has developed and funded 22 affordable communities. These total over 3,100 units in Florida and Texas.

McDowell Housing Partners aims to provide high-quality, affordable housing for seniors in Florida. Ekos’s development at Pembroke Park boosts affordable units. It also shows Broward County’s commitment to supporting seniors.
