South Florida-based developer 13th Floor Investments and a Boston-based real estate private equity firm, Rockpoint, have broken ground on Link at Boca. The project is a mixed-use multifamily community in Boca Raton, Florida, with 340 residential units. The 24,000 square feet of retail space is developed in collaboration with ANF as the construction manager.
Link at Boca Breaks Ground with Local Leaders and Transit Partners
Representatives of ANF, Rockpoint, and 13th Floor Investments attended the groundbreaking ceremony. Honorary guests like Palm Beach County Councilmen, Boca Raton Mayor Scott Singer, Palm Beach County Vice Mayor Marci Woodward, and the South Florida Regional Transportation Authority were also present at the event.
“We are excited to officially break ground on the Link at Boca, bringing this transit-oriented development to Boca Raton,” said Rey Melendi, Chief Operations Officer, Principal of 13th Floor Investments.

Project Overview
Located at 680 West Yamato Road, Link at Boca is being developed under a public-private partnership with SFRTA. The latter chose 13th Floor Investments through a competitive RFP process to lease and revitalize publicly owned land around the station into a walkable mixed-use environment.
“We are proud to partner with the development team on Link at Boca and look forward to delivering a high-quality project safely, efficiently, and on schedule,” said Al Fernandez, CEO of ANF.
“This transit-oriented community will provide lasting value to residents and the greater Boca Raton area,” Fernandez added. A joint venture backed the project with a $100 million construction loan from Santander Bank.
Design and Amenities
Link at Boca features a mix of studio, one-, two-, and three-bedroom apartments. They range from 600 to 1,300 square feet with quartz countertops, backsplashes, floor-to-ceiling windows, and expansive balconies. It will also offer custom cabinetry, luxury vinyl tile flooring, and in-unit washers and dryers.
Some of the amenities are a social lounge and bar, a yoga studio, a golf and virtual reality simulation room, an outdoor game area, a resort-style pool deck, a kids’ room, and coworking spaces and private offices. The development also offers retail visitors, Tri-Rail users, and a 650-space parking garage for residents.
Adjacent to I-95 and the El Rio Trail, the project is minutes away from recreational spaces. It is close to the Boca Raton Public Library, fitness options, Boca Raton Innovation Center (BRIC), nearby preserves, and is north of Florida Atlantic University and Boca Raton Airport.
The prime location makes Link at Boca one of the most amenity-rich and connected hubs in the area. Link at Boca is set to bring new housing and retail to Boca Raton, Florida, while activating a major transit-adjacent site.
