A new 12-story mixed-use development is coming to 2000 Wynwood, in the heart of Miami’s arts and culture district. Shawmut Design and Construction and Clearline Real Estate broke ground on August 8, 2025.

Wynwood Neighborhood Welcomes a New Mixed-Use Project

In a recent news release, Shawmut stated that they broke ground at the 380,000-square-foot mixed-use site.
Located at 2000 Wynwood, the development will bring 310 living units to the vibrant neighborhood. The mixed-use project will also develop 12,500 square feet of retail space on the ground floor. Tenants at the Miami property can use 380 parking spaces and 141 bike racks.
The project will open in a walkable and transit-connected corridor known for its arts, culture, and nightlife.
Clearline is partnering with architecture firm LEO A DALY on the project. Langan Engineering and Naturalficial (a landscape architect) are also working on 2000 Wynwood. Planned amenities include an art studio, a courtyard pool, a fitness center, coworking and conference space, and a social lounge.
The development will emphasize modern community living with a focus on resident wellness and energy efficiency. Commissioner Ralph Rosado from Miami’s District 4 attended the groundbreaking event. Jenny Bernell (CEO of Clearline Real Estate), Alexis Leal (Shawmut’s head of Florida), and project team members were also present.
There were representatives on behalf of Miami-Dade County Mayor Levine Cava and Commissioners Pardo and Hardemon (Districts 2 and 3, respectively).
Second Partnership of Shawmut and Clearline
2000 Wynwood marks the second collaboration between Shawmut and Clearline. In July, the partners celebrated the topping out of Excel Miami, a 24-story residential tower. The latest Wynwood project further marks Shawmut’s Florida expansion with multiple projects, such as Waterway Café in Palm Beach and Town Vineland in Orlando.

A national construction management company, Shawmut Design and Construction, has 11 offices, including Miami. The $2 billion firm, which is owned fully by employees, has completed multiple complex projects in recent years.
Clearline Real Estate is a women-owned multifamily real estate developer. Founded by Jenny Bernell, it has around 1,200 multifamily units in its Miami pipeline.
Once completed, the latest Wynwood project will meet the evolving needs of modern Miami residents.
