Belle Meade Kroger is Set for Redevelopment

AJ Capital Partners acquired Belle Meade Plaza, including the longstanding Belle Meade Kroger, in July 2023 for $87 million. The proposed redevelopment plan aims to transform this underutilized 10.5-acre site into one of Nashville’s premier design-driven residential and retail villages.

The plan was revised multiple to address concerns about population density and environmental impacts from nearby residents. In 2025, they obtained permits for demolition and development. Demo Plus is handling the demolition process. The current plans include constructing four residential and retail buildings.

Kroger closed in late January 2024, and other tenants, including Starbucks, vacated the property. The redevelopment plan includes small retail units fronting the project, with 388 residential units and 78 hotel rooms occupying the remaining space.

According to AJ Capital Partners, approximately 60% of the project site will be allocated to green spaces and parks.

This big redevelopment plan is facing immense resistance. Residents are concerned about increased population density, traffic congestion, and environmental impacts in the area. A newly created group named Friends of Belle Meade Boulevard has filed a lawsuit against the city to oppose the construction of sidewalks along the 3-mile area.

The group claims that the city’s decision to allow the sidewalks project is aligned with the interests of private developers rather than the residents. The lawsuit has escalated the controversy around the project. The transformations in Belle Meade concern the locals about preserving the essence of the area.

Some people are contented with the redevelopment in the area as they envision it as growth. Others are concerned about long-term implications. Now, the future will unfold the pros and cons.
