American Baptist College Proposes Mixed-Use Project Along North Nashville Waterfront

The American Baptist Theological Seminary has proposed a riverfront mixed-use project in North Nashville. Called Kingdom Land, the project will feature 500 homes along with 500,000 square feet of commercial space. The development, which will sit along the Cumberland River, will adapt to the natural features of the site.

Kingdom Land To Bring a Mixed-Use Development in North Nashville

The American Baptist Theological Seminary is progressing in the land packaging stage of Kingdom Land. Its Preliminary Regulatory Specific Plan mentions that the project will be completed in two phases.

North Nashville residents will see new commercial, industrial, and residential space come together in one community. The buildings under the project will be about five stories tall. Buildings below five stories will have a setback along Baptist World Center Drive. Kingdom Land will also offer a greenway and conveyance options to downtown.

The developer has applied to rezone the site from R6 to SP zoning. If approved, the rezoning would give the project greater flexibility for commercial development.

Street Network and Open Space Plan

Kingdom Land will offer Nashville locals a pedestrian streetscape on Baptist World Center Drive, featuring street trees and a sidewalk. The project’s main roadway could serve as an extension of Haynes Street. Two other connectors could extend Gooch Street to Youngs Lane.

To enhance vehicular safety, the Nashville project limits access between Youngs Lane and Baptist World Center Drive. Plans include a 16-foot Greenway running north to south, along with a 20-foot easement at the riverbank.

The project will bring a pocket park and Greenway to align with the natural features of the North Nashville site. The pocket park will provide riverfront views and serve as a gathering space for residents.

If rezoning is approved, Kingdom Land would bring new housing, green space, and commercial activity to North Nashville’s riverfront.
