Chicago-based developers Ridgeline Development Partners (RDP) and Deep Cove Partners (DCP) announced that they broke ground on The Bend at Capitol District on April 30th, 2025. The project will be a new urban destination in Nashville that serves as a mixed-use, phase-two expansion of its TownePlace Suites at North Capitol project, which was completed in 2020. The Bend is slated to be completed in early 2027.
“We’re thrilled to further our investment in Nashville and commence construction on The Bend, which will add 550,000 square feet to North Capitol of dynamic mixed-use featuring a hotel, for rent apartments, executive stay accommodations, and retail,” said Jerry Zeitner, CEO of Ridgeline in a statement. “Nashville has been good to us, as phase one of this project is now one of the highest performing TownPlace Suites in the United States.”
Zeitner added, “We are pleased to celebrate with Marriott as we expand on our collaboration as they will manage The Bend’s upcoming Moxy Capitol District as well as The Delle at The Bend – Apartments by Marriot Bonvoy.”
“We are quite discerning in finding likeminded developers like Ridgeline Development Group who share our commitment to stewardship of our properties, guests, and associates. It has been a pleasure working with Ridgeline on this project and we are grateful for their leadership and support in making this vision a reality,” added Liam Brown, Group President, U.S. & Canada, Marriott International.
“We are thrilled to work with these best-in-class teams to celebrate a groundbreaking milestone for this incredible development complex,” said Diana Plazas-Trowbridge, Marriott International Chief Lodging Product Officer. “By bringing the playful, distinctive style of the Moxy brand, the premium apartment-style accommodations of Apartments by Marriott Bonvoy alongside the TownePlace Suites Nashville Downtown—an established modern oasis in the city—we are confident this complex will serve as a dynamic destination for both visitors and locals alike.”
The name The Bend was inspired by local infrastructure, reflecting the nearby bend of the highway and river, grounding it in the area’s history and geography.
Designed by Nashville-based Smith Gee Studio and New York-based S9 Architecture, The Bend at Capitol District will establish a significant destination across nearly three acres for locals and visitors by delivering an infusion of apartments, hotels, and extended-stay opportunities—all interconnected by an open-air paseo with dynamic retail and hospitality offerings.
With the groundbreaking ceremony complete, Skanska USA as general contractor will now begin full construction on The Bend. Said Chris Hopper, Executive Vice President and General Manager of Skanska USA Building’s Nashville office, “We are proud to partner with Ridgeline Development Partners and Deep Cove Partners on this innovative project, and our team looks forward to working together to bring this dynamic community space to life in Nashville.”
The project will include:
- An 8-story, 188-key new Moxy Capitol District, a part of Marriott Bonvoy’s global portfolio of hotels.
- A 10-story residential building, which includes:
- The Delle at The Bend – Apartments by Marriott Bonvoy, consisting of 128 fully furnished apartment-style accommodations, offering executive stay units.
- The Residences at The Bend, comprising 133 for-rent residences. Both provide truly independent living with sizable living spaces and sophisticated, locally inspired design.
- 17,000 sq. feet of dynamic retail space all within an interconnected paseo.
Additional team members include RaganSmith Associates and Power Management Corporation serving as engineers on the project and JLL as project manager. The Gettys Group will lead the branding, interior design, and procurement for The Bend at Capitol District.
The Bend at Capitol District is located near the Tennessee State Capitol and Metro Courthouse (the center of Metro Nashville’s Municipal Government). It also sits within walking distance of Music City’s famous downtown entertainment district and booming Germantown neighborhood.
