According to recent reporting, a new Dunkin’ Donuts location will open in the Berry Hill neighborhood of Nashville near popular comedy club, Zanies. The address will be 2100 8th Ave S. near an under-construction Starbucks location.

Although an exact opening timeline for the new Dunkin’ has not yet been announced, the location is replacing a former Subway, and a full demolition of the building will make way for a clean slate for Dunkin’ to design its own location, ensuring maximum efficiency and 1,110 square feet of space. It’s expected that the Dunkin’ may open later this year or early 2025, pending permitting and construction efforts.

Permits show that the incoming site will feature a drive-thru, adding convenience to the area as well as yet another coffee option, next to the incoming Starbucks at 2015 8th Ave S. that was announced last November. Reportedly, the ownership of this Starbucks location is also behind the new Dunkin’ location, as the Nashville Post stated. The Anderson family is noted as the owners of the property since 1989, coming from a background in real estate and auctioneering from the late patriarch, Edward Clive Anderson of Anderson Clive Realty & Auction.

Dunkin’ is well known for its extensive coffee and breakfast menu offered at affordable prices and changing seasonally, with current menu standouts including a Valentine’s special pink velvet swirl latte, festive donuts with Valentine’s sprinkles, bagels with cream cheese, egg and cheese wraps, hashbrowns, and of course, Munchkin donut holes.

Stay tuned for additional updates on Dunkin’s website. Company officials were unavailable for comment.
