The Ardent Companies has received unanimous approval from the city council for the Seminole Towne Center redevelopment. The approval allows Ardent to move forward with a major Costco development, which is expected to revitalize Seminole Towne Center and spark further redevelopment along Sanford’s retail corridor
Approval Boosts Seminole Towne Center Redevelopment

Atlanta-based real estate firm The Ardent Companies will redevelop the Seminole Towne Center. The City Council approved the redevelopment, which allows the company to proceed with a 164,585-square-foot Costco. It will be the largest Costco in Central Florida, built on the 76-acre former mall site.
This project marks a key step in transforming Seminole Towne Center back into a bustling retail destination.
Ardent has a proven track record of deploying creative solutions to revitalize distressed assets. Its mixed-use expertise has transformed several properties across the Southeast. Since 2012, the firm has capitalized $3.5 billion across 140 equity investments.
City Council Greenlights Major Costco Development
The city council’s approval to redevelop Seminole Towne Center has paved the way for Central Florida’s largest Costco. The Costco, taking over the former Macy’s in Sanford, launches Ardent’s multi-phase redevelopment of the site.
Costco will include a gas station, a tire center, and a liquor store. This highly anticipated Costco will bring vitality and energy to the premier retail corridor. Construction is expected to begin this summer, with an opening planned for Q2 2027.
Costco’s development will mark an important step toward restoring Seminole Towne Center. Sanford, part of the fast-growing Orlando metro area, has seen its population rise nearly 10% since 2020, benefiting from the region’s expanding retail market.
With the city council’s approval, Ardent will now move forward with the first phase of the redevelopment. The addition of Costco marks a key step in repositioning the former mall as a mixed-use destination.
