Phoenix is headed towards a positive shift in its real estate space with a new luxurious mixed-use development. Led by Thompson Thrift, the expansive 35-acre property will be developed in its Gilbert suburb. ‘The Gilmore’ will offer residents apartments, a boutique restaurant, a hotel, and retail & grocery stores.

Highlights

  • The Gilmore is a $225 million mixed-use development project scheduled for development in the Southeast Valley.
  • The project will offer Gilbert residents studio and bedroom apartments.
  • Retailers like Jersey’s Mike, Safeway, and Better Buzz Coffee have shown interest in opening their outlets at the new mixed-use property.

Gilbert Welcomes New Luxe Mixed-Use Project

The $225 million mixed-use development is an initiative by Thompson Thrift. Located at the strategic northwest corner of Germann Road and Val Vista Drive, Gilmore will revamp the Southeast Valley.

Aspiring homeowners in Gilbert can find a luxurious new space through the building’s 300 apartment homes. Additionally, the Phoenix suburb will be offered 200,000 sq. ft. of grocery, retail, and boutique restaurant space through the project. Thompson Thrift will also bring a hotel under the same establishment.

Lush Amenities Await Phoenix Residents

The multifamily portion of the construction is expected to start in the latter half of the year. The Gilmore residences will have 300 studio, one, two, and three-bedroom apartments. Residents of this Gilbert project will enjoy contemporary interiors and direct access to dining and shopping options.

Thompson Thrift members expect residents of the Phoenix suburb to move in from early 2027.

‘The Gilmore’ Promises Economic Upliftment

Developers are hopeful of retailers opening their outlets at the Gilbert-based mixed-use development in the latter half of 2026. Until now, 25 leases have been signed, which include Better Buzz Coffee, Jersey Mike’s, Square 1 Food Hall, Safeway, Handel’s Ice Cream, Level 1 Arcade, Rebel Wine Lounge, etc.

Gilmore’s blend of retail, residential, and restaurant space will offer Gilbert residents beautiful landscapes, common area seating, Main Street-style entrances, local artist murals, outdoor gathering spaces, and covered walkways.

Each of these sections of the project will allow local businesses in the Phoenix suburb a new platform to launch/expand their business. Ultimately, nurtured Gilbert businesses will lead to economic growth.

Other Notable Arizona Projects by Thompson Thrift

For the last 40 years, Thompson Thrift has been developing residential, mixed-use, and commercial development projects. This covered about $6 billion in investment into local communities across the Midwest, Southwest, and Southeast.

Apart from its current ‘The Gilmore’ project, the developer has been active with multiple other Arizona projects. Some names are Germann Commerce Center in Queen Creek, Stella in San Tan Valley, Elliot Tech Center in Mesa, South Bridge Marketplace in Maricopa, and Refinery at Pointe17 & Pointe17 in Phoenix.

With a $225 million investment, The Gilmore is ready to elevate living standards and bring energy to the retail and restaurant space of the Phoenix suburb. Further, its promising nature of supporting local businesses hints at a positive future for the Southeast Valley community.
