Tanner Terrace is a senior apartment community located in Glendale, Arizona. Community Preservation Partners (CPP) has announced plans to renovate the affordable senior housing community while enhancing comfort for residents. The renovation is being financed through a combination of public and private sources, including LIHTC, AZIDA, U.S. Bank, and Citibank.

Tanner Terrace Apartments is Soon to be Renovated
Located at 7138 North 45th Avenue, Tanner Terrace was originally built to provide affordable housing for seniors. Since 1980, it has become a community of people aged 62 and older in Glendale, Arizona. There are 156 units in the complex, which will now be renovated by CPP.
The initiative by the mission-driven developer aims to preserve affordability while upgrading resident amenities. 4% Low-Income Housing Tax Credits (LIHTC) and Arizona Industrial Development Authority (AZIDA) have helped in financing the project, along with U.S. Bank and Citibank.
“This renovation reflects CPP’s commitment to preserving housing that meets the unique needs of older adults and the Glendale community,” said John Fraser, Vice President – Development at CPP. “Tanner Terrace is already a well-loved community, and we’re proud to deliver improvements that promote dignity, independence, and quality of life for our senior residents.”
Existing Amenities and Planned Improvements
Section 8 Housing Assistance Payments (HAP) contract supports the residency at Tanner Terrace Apartments. The property has maintained a high occupancy rate, currently at 98%. The property has three buildings with elevator service and is a vital component of Maricopa County’s senior affordable housing stock.
Also, there are on-site facilities such as a community center, library, computer lab, game room, picnic area, and garden greenhouse. The property will undergo a comprehensive renovation aimed at modernizing living conditions while maintaining long-term affordability. Here is a list of planned improvements:
