Diversified Partners Breaks Ground on Shops at the Cardinal in Glendale

New 9-acre retail and restaurant center near State Farm Stadium, valued at over $20 million, already nears full lease-up

Diversified Partners, a Scottsdale-based real estate brokerage and development firm, celebrated the official groundbreaking of its newest project, Shops at the Cardinal, on Tuesday, April 15 with a ceremonial shovel and dirt photo op at the southeast corner of 91st Avenue and Cardinals Way in Glendale. The event drew a large crowd, including Mayor Jerry Weiers, members of the Glendale City Council, key staff from the city’s Economic Development and Arts and Culture departments, representatives from the Glendale Police Department and the Glendale Chamber of Commerce. Guests enjoyed refreshments provided by future tenant Señor Taco, which catered the event.

The 9-acre neighborhood-friendly development will bring a diverse mix of retail and restaurant tenants, including multiple drive-thru options and ample outdoor seating. Located just steps from State Farm Stadium, the VAI Resort, Desert Diamond Arena and Tanger Outlets, the project sits in the heart of Glendale’s bustling sports and entertainment district.

“It’s always exciting to gather for a groundbreaking because it means something meaningful is coming to life in our city,” said Glendale Mayor Jerry P. Weiers in a statement. “Glendale’s sports and entertainment district is one of the most visited areas in Arizona, and Shops at the Cardinal is bringing high-quality, recognizable brands and convenient, family-friendly services to a growing part of our city—offering something for both local residents and the millions of visitors who come through each year. I want to thank Walt Brown and the Diversified Partners team for continuing to believe in Glendale and building with purpose.”

The project is already nearing full lease-up, with just 1,200 square feet remaining. Confirmed tenants include Swig, Señor Taco, Nautical Bowls, McDonald’s, Starbucks, Bonchon, Pacific Dental Services, La Botana, Jeremiah’s Italian Ice, a new Mexican sushi concept and a nail salon and spa. Tenant build-outs are expected to begin later this year, with openings anticipated in early 2026.

With just 1,200 square feet remaining, this momentum reflects the strength of the Glendale market—and we can’t wait to see it come to life.”

The center is being designed by RKAA Architects, with The Renaissance Companies serving as the general contractor.
