Cold Beers & Cheeseburgers is planning a new location in San Tan Valley at 1758 W Hunt Highway, inside Skyline Ranch Marketplace on the northeast corner of Hunt Highway and Gary Road.

The restaurant will move into the space formerly occupied by Denny’s, according to pending permits. The San Tan Valley location is expected to open in late 2025 or early 2026. Renovation plans include a large bar, patio seating, and more than 50 televisions throughout the restaurant. The brand has been actively looking to expand into the area in response to frequent customer demand, according to S. Barrett Rinzler, founder and CEO of Square One Concepts.

Cold Beers & Cheeseburgers debuted in north Scottsdale in 2011 and has since expanded to 17 locations throughout the Valley. It also recently opened its first Texas location and announced a second restaurant in Tucson, extending the brand’s regional presence.

The menu features 20 half-pound specialty burgers along with char dogs, sandwiches, and multiple mac and cheese options. Additional items include loaded tater tots, salads, and a selection of local and national beers on tap. Most locations also offer sports viewing, happy hour specials, and family-friendly seating.

Skyline Ranch Marketplace is a growing retail and dining hub in San Tan Valley. The center features established tenants, including In-N-Out, Chick-fil-A, WinCo (opening in October 2025), Ulta, Marshalls, HomeGoods, PetSmart, and EOS Fitness. Additional developments nearby include Arby’s (under construction), multiple restaurants, fitness centers, and housing projects, making the area a central destination for shopping and entertainment in the region.
