Dual-Branded Applebee’s and IHOP Restaurant Opening in San Antonio

According to a recently submitted permit application, IHOP at 9911 I-10 — located near establishments such as Jason’s Deli, Zedric’s, and 54th Street Restaurant & Drafthouse — will soon undergo renovations to become a joint IHOP and Applebee’s outpost.
“With our dual-branded restaurant, we are combining the strengths of both brands to create a unique and innovative dining experience that offers choice, variety, and value to guests,” CEO John Peyton of Dine Brands, the concepts’ parent company, shares in a press release.
He adds, “Our international success with this concept has shown that our brand menus complement each other, providing something for everyone, from early mornings to late nights.”
According to Restaurant Dive, Dine Brands opened its first American dual-branded Applebee’s and IHOP restaurant in Seguin earlier this year in an effort to boost sales and cut costs. This will mark Franchisee Danny Hakim’s third joint IHOP and Applebee’s location in the San Antonio area.
“Guests will have the option to pick from two distinct dining areas that reflect either traditional Applebee’s or IHOP restaurant designs, with shared areas including the host stand and bathrooms,” the article states.
On the menu, locals can expect to find items from both Applebee’s and IHOP that “can be mixed, matched and ordered any time of day,” per the press statement — as well as exclusive items, only available at co-branded outposts, such as The Buffalo Chicken Omelette and Ultimate Breakfast Burger.
What Now San Antonio reached out to Hakim to inquire about his plans for the spot, but he could not provide additional information before publication.
Nevertheless, the filing reveals that the “interior and exterior renovations to an existing IHOP” are scheduled to begin on November 29 and finish on May 1, 2026. Irving-based firm ID Studio 4, LLC, is tasked with carrying out the project for an estimated $400,000.
