IHOP/Applebees to Open a New Location in Selma

IHOP/Applebees is expected to open in Selma by Summer 2026.

IHOP/Applebee’s is one of the newest fast-growing restaurant concepts, and the brand is now bringing yet another location to the Greater San Antonio region. According to a recently filed permit, the new IHOP/Applebee’s is set to open in Selma at 8107 Agora Parkway.

The estimated $3000, 000 project is expected to start towards the end of March and wrap up by the end of July for a Summer 2026 opening.

Former franchisees Mike and Martha Witt were listed as tenants on the permit. What Now San Antonio reached out to the Witts about the new opening and was informed that the couple sold the location and the new IHOP/Applebee’s will likely be corporate-owned.

Dine Brands is the parent company of the dual-brand eatery. What Now San Antonio briefly spoke with Dine Brands’ Jim Darby, who confirmed a location is coming but could not share details about an exact opening date.

There are now multiple IHOP/Applebee’s in the San Antonio area, many of them run by franchisee Danny Hakim. It has not been confirmed if Hakim will eventually take on this location.

According to Restaurant Dive, Dine Brands opened its first American dual-branded Applebee’s and IHOP restaurant in Seguin earlier this year in an effort to boost sales and cut costs.

Of course, the menu will be comprised of the best of both worlds that both eateries have to offer, according to the Dine Brands website. The joint IHOP and Applebee’s outpost is expected to have a mix of both selections on its expansive menu.

While there’s no opening date yet to announce, you can be sure to hear more about the new IHOP/Applebee’s coming to  Selma at 8107 Agora Parkway by Summer 2026.
