IHOP in San Antonio to Undergo Renovations Beginning This Fall

According to a recently submitted permit application, IHOP at 1500 SW Loop 410 in San Antonio — near establishments such as Action Pawn, the Chinese restaurant Golden Wok, and the tire shop Pep Boys — plans to undergo renovations and reemerge as an IHOP and Applebee’s joint eatery.

What Now San Antonio reached out to the location’s franchisee, Ramzi Hakim, to inquire about the project, but he could not provide additional information before publication.

Nevertheless, the filing offers further insight.

The refresh — described as “interior and exterior renovations to an existing IHOP restaurant to be converted into a dual-brand restaurant” — is scheduled to begin on September 2 and finish on March 25, 2026. Irving-based ID Studio 4, LLC, is tasked with carrying out the project for an estimated $400,000.
