Los Tios has received the green light on plans to convert the former Alamo Heights location of La Madeleine into the Houston-based Adair Concepts, according to Focus on San Antonio. The seventh edition and the first to come to the Greater San Antonio region, the next Los Tios is set to open at 4820 Broadway St.

La Madeleine wrapped up service in early 2025 after more than three decades of operating. A permit for the new Adair Concepts eatery shows that the construction was slated to be completed in November of last year, but improvements to convert the 5,500-square-foot former La Madeleine site are still underway.

The consent agenda displays final designs for improvements to the 4,5000-square foot commercial building and adjoining parking lot at 518 Austin Hwy.

Adair Concepts is run by Nick Adair, who, What Now San Antonio has spoken to about previous Texas openings, including Adair Kitchen also opening on Broadway.

“Started by the Garbett family in 1970 and purchased by the Adair family in 2000, Los Tios has been a Houston Tex Mex staple for almost 50 years,” the Los Tios restaurant website reads.

“Favorite tables, favorite waiters, and most importantly, favorite margaritas, have become rituals for so many Houston families over the years. In fact, many Houstonians had their first sip of a frozen margarita at Los Tios in 1975 when it introduced the city’s first.”

Besides the widely popular margaritas, Los Tios is known for Tex-Mex favorites like fajitasenchiladaspuffy quesos, and more.

“At Los Tios, we make everything fresh every day. From the warm chips & salsas delivered when you first sit down, to every ingredient that hits your plate,” the website reads.

“We cook all our food using generations of history and recipes, providing exceptional attention to quality food and service.”

Los Tios is set to open in Alamo Heights at 4820 Broadway St this spring.
