Tex-Mex Restaurant Los Tios Opens in Historic Fredericksburg as Part of Expansion by Adair Concepts

Adair Concepts Makes Its First Step Out of Bayou City with New Fredericksburg Outpost, Followed By Another Adair Brand Opening in San Antonio This Summer

One of Houston’s family-run Tex-Mex restaurants is putting down roots in one of the most historic towns in Texas. Los Tios, owned by Adair Concepts hospitality group, opened on April 1 in Fredericksburg at 203 E. San Antonio St. in the heart of a famed neighborhood on the National Register of Historic Places.

It’s fitting that Los Tios Mexican Restaurant will operate within the town’s historic district. Since its founding in 1970, Los Tios has emerged as a legacy restaurant – enjoyed by generations of families devoted to its Tex-Mex menu (including the signature puffy queso) and frozen margaritas which Los Tios introduced to Space City in 1975.

Opening in Fredericksburg is a pivotal moment for Adair Concepts. Los Tios is the company’s first brand expansion outside of Houston where it operates six Tex-Mex locations in addition to other popular neighborhood restaurants. Adair Concepts will follow Los Tios Fredericksburg with a Summer 2025 opening of its Adair Kitchen brand in San Antonio.

The Fredericksburg project was designed to evoke the same welcoming warmth as other Los Tios restaurants – an appealing, lived-in extension of a familial Mexican home kitchen.

With its use of signature materials (brick, limestone blocks, Saltillo and Talavera tile, plaster and white oak), the space feels comfortably recognizable. Patterned oilcloth wallpaper, colorful leather booths, tin sconces, star lanterns and wrought-iron chandeliers (custom-made in San Miguel de Allende, Mexico) impart a charming rusticity and hacienda sophistication. Artwork and collectibles, gathered from the owners’ frequent visits to Mexico can be found throughout the restaurant.

With seating for 100 in the main dining room (and a circular focal point bar seating 44), Los Tios also opens to al fresco dining and drinking with a front patio seating 16 and an expansive back patio that can accommodate 75. A private dining room also is available for special events.

Setting up shop in Fredericksburg represents a strong commitment to the town, especially for Adair. He and his wife Alice own and operate the town’s 13-room Trueheart Hotel, a boutique inn recognized for its Southern hospitality.

The Adair family also has a great affection for San Antonio and has long wanted to be a part of the Alamo City. Adair Kitchen, with an all-day dining menu of honest, comfort-inspired American classics, makes a good fit in the vibrant Alamo Heights neighborhood known for its unique restaurants, shops and family attractions.

Adair Concepts has much in common with both Fredericksburg and San Antonio: a respect for Texas history and culture, allegiance to the pillars that define strong neighborhoods, and a commitment to advancing positive community values for future generations.
