Bakehouse by Coco Playa, a bakery concept combining two San Diego favorites, is preparing to open in San Diego at 3772 Voltaire Street.

The new location will occupy the space formerly home to Cupcakes Squared, Prickle Bakeshop, and, most recently, Baked Thicc, according to documents submitted to the San Diego Department of Environmental Health and Quality. While an exact opening date has yet to be announced, customers can expect a blend of legacy baked goods and new menu items inspired by both Baked Thicc and Coco Playa.

Bakehouse by Coco Playa represents a collaboration between two well-known San Diego bakery brands. The original Baked Thicc earned a local following for its thick, flavorful cookies, while Coco Playa is known for its coffee and inventive baked goods. This new venture builds on the strengths of both companies, expanding their reach into the Point Loma neighborhood. Co-owner Gabriel Chammas tells What Now San Diego that Bakehouse will exclusively offer baked goods, noting that “none of Coco Playa’s drink menu will be available at this location.”

Bakehouse’s menu will highlight Baked Thicc’s signature thick-baked cookies, including Chocolate Chip, Double Chocolate, Funfetti, and the Blue Playa, alongside rotating flavors like Butter Pecan, Lemon Curd, and Peanut Butter Mazapan. Coco Playa will build on this foundation with new baked goods that will debut at Bakehouse before expanding to Coco Playa locations. The focus will remain strictly on baked items, with both sweet and savory options.

The ownership group behind Bakehouse by Coco Playa includes Ryan Feghali, Jeoff Feghali, Johnny Baklini, George Chammas, and Gabriel Chammas — the same team behind Coco Playa. The concept leverages their collective experience to establish a new standalone bakery while enhancing the offerings at Coco Playa’s existing locations.

“By joining forces, we’ve created a place that’s about more than just baked goods — it’s about the feeling you get when you bite into something truly special,” according to the company’s website. “At Bakehouse, you can expect signature classics from the Baked Thicc legacy, creative new cookies and baked goods inspired by Coco Playa’s menu development, and an expanded menu featuring sweet and savory items to offer new experiences and test flavors before they hit Coco Playa counters.”
