Paradise Point Resort and Spa, a long-standing Mission Bay destination known for its waterfront restaurants and island-style setting, is getting ready to undergo a significant redevelopment in San Diego at 1404 Vacation Road.
The resort’s renovation plan was approved by the California Coastal Commission in early November 2025, according to the San Diego Union-Tribune. Owned by Pebblebrook Hotel Trust since 2018, the property is preparing for upgrades to modernize its aging 1962-built facilities. While the resort’s proposed transition to a Margaritaville-branded property remains uncertain, the recently approved scope centers heavily on food and beverage improvements. Customers can expect updated dining spaces, expanded outdoor seating, and new hospitality features designed to enhance the guest experience.
A central component of the project involves updating existing restaurants and adding a new bar with an outdoor patio connected directly to the lobby. Plans also include remodeling casita-style rooms, constructing a floating bridge over an artificial lagoon, expanding Barefoot Bar and Grill’s outdoor dining area by filling a portion of the lagoon, and building a 10,000-square-foot outdoor event tent. Although the redevelopment received approval, Mayor Todd Gloria raised concerns regarding the city’s involvement in the review process, the accuracy of the parking study, and whether the proposal exceeds its original scope. The approval marks progress on a long-delayed effort to revitalize the property.
Tidal, the resort’s signature dining venue, is expected to benefit from modernization efforts that align with the broader redevelopment. Known for daily changing menus and waterfront views, the restaurant will continue to serve as the property’s primary sit-down offering. Barefoot Bar and Grill, the resort’s casual coastal California restaurant, is positioned to gain the most from the new outdoor dining space created through the lagoon infill. Both venues will see improvements intended to increase guest capacity and adapt to current demand for open-air dining.
Island Grinds Coffee, located within Tidal, provides morning coffee service, pastries, and hot breakfast items overlooking Mission Bay, and is expected to remain part of the resort’s refreshed dining lineup. Tropics Cantina, the seasonal poolside outlet offering burgers, sandwiches, and cocktails, will continue serving guests at the main pool during peak seasons. The resort also operates Food2You delivery, offering in-room dining across breakfast, lunch, and dinner from its on-site restaurants.
Overall, the renovation underscores a clear emphasis on enhancing Paradise Point’s food and beverage program through updated interiors, expanded patios, and improved guest circulation. These changes support the resort’s long-term goal of strengthening its identity as a full-service waterfront destination with dining options that cater to both overnight guests and local visitors.
