Pepper Lunch, a Japanese fast-casual restaurant chain known for serving sizzling hot iron plate meals, is getting ready to open in San Diego at 8322 Clairemont Mesa Boulevard, Suites 103 and 104.
The first San Diego location will move into a shopping plaza that also houses the relocated Zion Market, according to SanDiegoVille. The restaurant is owned locally by TD Family Ventures, led by Bao Doan and including Jadelyn Wang, Elizabeth Tran, Aaron Tran, and Cindy Tran. While the franchise group is targeted for early March 2026, the project remains pending final inspections and permitting. Customers can expect Pepper Lunch’s signature experience of cooking their own meats, rice, and vegetables at the table.
Founded in Tokyo in 1994 by chef Kunio Ichinose, Pepper Lunch introduced a “Sizzle It Your Way” concept that allows diners to prepare meals on high-temperature iron plates. The brand now operates more than 500 locations in 15 countries. Its expansion into San Diego represents the brand’s first presence in the city, with additional local locations planned but not yet confirmed.
The Kearny Mesa location was selected due to its dense Asian dining presence, proximity to international grocery stores, office workers, and a competitive food scene. The plaza provides easy access for both weekday lunch crowds and weekend diners, making it an excellent landing space for the fast-casual chain. The menu at Pepper Lunch centers on teppanyaki-style dishes served on sizzling plates. Signature items include Beef Pepper Rice, Salmon Pepper Rice, and a variety of chicken, steak, and seafood options. Guests can also enjoy sides like miso soup, onion rings, and potato wedges, as well as beverages including Pepsi products and fresh fruit drinks.
TD Family Ventures brings local expertise to the Pepper Lunch brand. Bao Doan, co-founder of San Diego’s Urban Bubble, leads the group alongside partners with deep ties to the area. Their involvement ensures the concept is adapted to local tastes while retaining the signature Japanese fast-casual experience. Once open, the restaurant will offer dine-in, takeout, and delivery options, along with catering for small events.
