Sultan’s Kebab, a Bay Area–based Turkish restaurant specializing in kebabs and Mediterranean dishes, is working on its fourth location in Campbell at 278 E. Campbell Avenue.

The restaurant, owned and operated by Fatih Ulas and Murat Edis, recently submitted a liquor license application to open in the former home of Mo’s Breakfast + Burger Joint. Ulas tells What Now San Francisco that this new location will open at the end of next month, along with a new Elia location. Mahmut Seyhan, who has served as Head Chef at Sultan’s Kebab in Pleasanton for more than a decade, will be a partner in the new Campbell location, Ulas said. Seyhan is also a partner at Bodrum Turkish Restaurant in Dublin.

Sultan’s Kebab first opened its doors in 2002 and has since grown into a regional chain with locations in Pleasanton, Livermore, and Danville. The restaurants are known for their authentic flavors, fresh ingredients, and family-friendly atmosphere, featuring dishes such as Adana and Beyti kebabs, shawarma plates, and vegetarian falafel options. The brand emphasizes halal meats and traditional preparation techniques.

The Campbell location will follow the chain’s fast-casual, quick-service model, making it suitable for dine-in, takeout, and catering. Seasonal and signature menu items, including Turkish desserts like baklava, kunefe, and rice pudding, will also be available. Sultan’s Kebab’s menu ranges from small plates and mezze to full rice bowls and protein-based salads.

The restaurant will maintain the same focus on fresh, grilled flavors that have made the existing locations popular, with an emphasis on fast, reliable service and a menu that caters to families and groups alike. Ulas and Edis said they are committed to continuing the tradition of hospitality and authentic Turkish cuisine that has defined the brand for over two decades.
