Boutique Hotel Planned for Edmonds Waterfront Under 50-Year Lease

A boutique hotel with a spa, event space and restaurant is planned for Edmonds’ waterfront at 300 Admiral Way.

A boutique hotel is planned for Edmonds’ waterfront.

The Port of Edmonds has announced a 50-year ground lease with Mike and Ryan Appleby of 1010 Development for the property at 300 Admiral Way, according to the Edmonds Beacon.

The father-and-son team is proposing a hotel with a sauna and spa, event space, social club, full-service restaurant, and a first-floor cafe offering coffee, smoothies and grab-and-go items.

“We have roots dating back five generations in Edmonds,” Ryan Appleby told the outlet. “It’s an important place to us.”

1010 Development’s proposal went through an extensive review and was discussed during 11 commission meetings in 2024 and 2025. The lease was approved and took effect June 6.

The project remains in the preliminary design phase and must still undergo permitting, including a design review with opportunities for public input.

What Now Seattle reached out to the Applebys for comment but has not yet received a response.
