Plans Submitted For Five-Story West Adams Apartment Project

A new filing for the Jefferson Boulevard site calls for a bigger project than was previously planned

A property owner has filed plans to construct a five-story, 17-unit multifamily project at 5551 W. Jefferson Blvd. in the West Adams neighborhood, according to a case filing by the Los Angeles planning department on Tuesday.

The owner and project applicant is listed as West Coast 2014-2 LLC, an entity registered to Dale Thayer. The site itself is currently vacant, with a building permit issued in 2016 for a nine-unit apartment building, according to this year’s application materials.

Current plans call for a 14,887-square-foot residential building with transit-oriented communities incentives including a 25-percent open space reduction and height increase of 16 feet. If approved, the project would include two affordable units.

The property owner purchased the site for $368,503, according to a transaction recorded with the county assessor in 2014. Also involved in the development is LA-based project architect Vanos Architects, as well as landscape architect Studio H2O, plans show.

The project would provide roughly 2,100 square feet of open space, including a 1,632 roof deck and a series of private decks on several levels.
