199-Unit Junction Gateway Project Plans For Silver Lake To Go Before Planning Commission

Designs for the mid-rise buildings are being led by KFA Architecture

The Los Angeles City Planning Commission on Thursday will review plans by Frost/Chaddock Developers to develop nearly 200 units between a pair of sites on West Sunset Boulevard in Silver Lake, according to the commissioners’ meeting agenda.

Known as Junction Gateway, the proposed project involves a four-story, 108-unit residential community replacing a series of structures that includes The Bates Motel building at 4301 W. Sunset Boulevard, as well as a five-story, 91-unit building replacing a two-story commercial structure at 4100 W. Sunset Boulevard. Designs for both proposed buildings, which would be separated by about a quarter of a mile, are being led by KFA Architecture, plans show.

The larger of the two buildings would include 32 studio units, 54 one-bedrooms, and 22 two-bedrooms along with a pair of commercial spaces: one for a restaurant and one for a retail use. Rising over two levels of underground parking holding 157 automobile spaces and 115 long-term bike spaces, the new building would also include 10 units reserved for very low-income households, plans show.

Along with The Bates Motel building, the community would replace a vacant auto shop, a single-family residence, and two duplex residences.

It would offer amenities including a recreation room, gym, movie theater, and roughly 3,600-square-foot central courtyard.

Down Sunset Boulevard, plans for the smaller of the two buildings call for three studio units, 79 one-bedrooms, and nine two-bedrooms along with three restaurant spaces. The dwellings would be over four levels of underground parking containing 158 vehicular parking spaces and 78 long-term bicycle spaces.

The building at 4100 West Sunset would set aside eight units for very low-income households and offer a pair of open-air courtyards and two roof-deck spaces, among other amenities.
