Multifamily Housing Using Modular Buildings Provides an Affordable Housing Alternative

CDP Amendment and Rezoning are being requested for the Atlanta neighborhood's modular housing structure.

According to an application filed with the City, developer Impact Housing Group has plans for a 12-unit multi-family development at 534 Springside Dr. SE made of modular construction. In order for the development to move forward, a rezoning to RG-2 (Residential General 2) would be needed to allow for the increased density.

The rezoning request is scheduled to be reviewed by NPU-Z on December 27, 2021. A date for the review by the Zoning Review Board has not yet been planned according to the most recent NPU-Z agenda. A comprehensive development plan amendment is also requested to change the land use designation from single-family to low density.

The property is currently zoned R-4 (Single Family). The requested zoning designation of Residential General 2.

According to recent documents submitted to the City, Impact Housing Group proposes to retain the existing 1350 square foot single-family wood-framed home on the property, as well as to stack the module units three levels high with two units end to end, creating six residential units each 550 square feet in size in one structure. In addition, an open area would separate another six-unit structure with a mono-roof spanning over the structures.

The project proposes four 1bedroom/1 baths with an affordable rent of $850 monthly. The remaining eight 1 bedroom/1bath units would be rented at $900 monthly.

The application submitted by Randy Pimsler of Pimsler and Hoss Architects stated that the property owner has a vision of ADA-compliant residences for seniors on the first level and a mixture of college-aged and mobile seniors on the top two stories. The application further states that the development would not adversely affect adjacent properties and seeks to better utilize the property with the prefabricated containers as residential units.
