81-Key Hollywood Hotel Development Plans Get Approvals

The planned Hollywood hotel development will replace 18 residential units

The Los Angeles Office of Zoning Administration has given approvals to plans for a six-story, 81-room hotel development to rise just north of Hollywood Boulevard, according to a determination letter posted this month by the city.

The proposed Hollywood project is being led by applicant and owner Nathan Korman of NBK LLC and will take shape at 1723 – 1731 Wilcox Avenue, replacing 18 residential units spread across five two-story apartment buildings, according to application documents.

Plans call for a 41,514-square-foot, 80-foot-tall building with hotel rooms on the second floor and up, as well as 60 automobile parking spaces split between at-grade and below-grade parking levels. The developer said in an August public hearing that no operator had been decided upon yet and that consideration would be given to working with a hotel brand following entitlement, according to this month’s determination letter.

After a review period last year, the Hollywood Hills West Neighborhood Council didn’t pass a motion in support of the project, due to a lack of support stemming from the project replacing affordable rental units, the letter shows.

Along with hotel rooms, plans call for 244 square feet of ground-floor commercial tenant space serving both the neighborhood and hotel guests, along with amenities including a gym, cafe, and conference rooms. Outdoor cafe seating facing Wilcox Avenue will also be provided.

Initial plans for a nearly 2,000-square-foot rooftop restaurant are no longer part of the project design, according to the determination letter.
