329-Unit Mixed-Use South Park Apartment Plans To Go Before DTLA Neighborhood Council

The Downtown Los Angeles Neighborhood Council Tuesday evening will vote on plans by Hollywood-based developer Relevant Group for a 19-story, 329-unit mixed-use apartment project in the Downtown Los Angeles neighborhood of South Park, according to its meeting agenda for this week.

Designed by Gensler, the proposed development would rise at the northwestern corner of the intersection of South Olive Street and West 9th Street, replacing a surface parking lot at 842 – 846 S. Grand Ave. and 845 S. Olive Street with a new, approximately 255,000-square-foot, 228-foot-tall mixed-use building. Relevant Group is in escrow to purchase the roughly half-acre site from current owner Heart Olive LLC, application documents show.

The project proposal received unanimous support from the DLANC planning and land-use committee last month subject to several assurances from the developer, including that it would maintain pedestrian access if the sidewalk is temporarily closed during construction, among other conditions, according to neighborhood council documents.

The proposed building would contain 75 studio apartments, 194 one-bedrooms, and 60 two-bedrooms, along with 5,300 square feet of retail space and 30,000 square feet of common open space including amenities such as fitness and co-working rooms and roof decks. Relevant Group would set aside 36 units for very low-income households, plans show.

The company is requesting an eliminated parking requirement, with plans calling for space for 14 automobiles and 161 long-term bicycle spaces.
