A brand new coffee shop called First Gear Coffee is getting closer to making its debut in Arlington at 903 University Blvd. N.
The company, led by Daniel Manjack and Jessica Rodriguez, recently applied for building permits for a future shell preparation for a 1,170-square-foot tenant at the College Park Shopping Center, according to Jacksonville Daily Record. First Gear Coffee will be in the corner plaza near the Winn-Dixie grocery store. The new coffee shop is expected to open sometime early next year. ShayCore LLC is the contractor, and the project will cost about $135,652.
Earlier this year, it was reported that First Gear Coffee would debut in the shopping center at 975 University Blvd. N. The city reviewed a building permit for remedial work in a 1,770 square foot of space, but it appears the owners decided to find a slightly smaller location in College Park, the former Town & Country Shopping Center in Arlington. The coffee shop will join several other recently added tenants in the shopping center, including Donatos Pizza and Conie’s Ice Cream.

Although we offer a wide variety of hot and iced drinks, we also provide savory and sweet food options.”
