Greg Saig, a Jacksonville Beach native who has opened concepts such as Salt Life Food Shack, Mango’s, and Surfer The Bar, is preparing to invest more in the area.

Saig and his Jax Beach Investment Holdings received unanimous approval from city officials to proceed with a rezoning request for a proposed two-story, mixed-use project featuring an exclusive rooftop restaurant and retail/office space, according to Jacksonville Business Journal. While there is no exact opening date for this two-year timeline, Saig hopes to start construction at the beginning of next year. Cronk Duch will design the indoor/outdoor concept.

When the new development opens in 2026, customers can expect a high-end coastal Tulum/Mediterranean-inspired menu, a lounge, a private members club, and a retractable roof outside that will protect patrons from the elements. While dining will be available to the public, customers can also participate in a fee-based membership to access a member-only lounge and dining area. A final decision from Jacksonville Beach occurred today, May 20.

“The generational wealth effect that’s occurred in Jacksonville offers the ability to provide a new, higher-end product that we don’t really have at the beach,” Saig told the Business Journal. “We have plenty of great, casual restaurants at the beach. What we lack is something on a higher end, a nicer establishment, and a proper lounge aspect for a higher-end customer.”
