A pickleball franchise is serving up a new location in Atlanta.

Dill Dinkers has signed a 35,891-square-foot lease at 1200 White Street, a new redevelopment in the West End. The club will feature Pro-Cushion court surfaces, individually fenced courts, event space and a pro shop. It is expected to open in the first quarter of 2025.

This will be Dill Dinkers’ flagship location in Atlanta, providing training and other services for franchisees.

“We’re excited to come to the West End, a neighborhood with a strong sense of community,” Daniel Hardeman said in a statement. “We pride ourselves in being part of the community, bringing people together and providing a comfortable place for people to play. The direct connectivity to the BeltLine was a big deal for us since it’s central in bringing people and neighborhoods together.”

Hardeman is a regional developer for Dill Dinkers and one of the franchise owners of the upcoming pickleball club, along with his wife, Laura, as well as Evelyn Orenbuch, Stuart Napshin and Destin Dunham

It was announced earlier this year that they had plans to bring 30 units of Dill Dinkers to the Atlanta market, the company’s largest signed regional development agreement to date. Hardeman said they are actively exploring several locations across Atlanta.

Dill Dinkers currently has clubs in Maryland, metro Washington, DC., Connecticut, Pennsylvania, South Carolina and Texas.

Ackerman Retail Senior Vice Presidents Suzanne Shank and Kelly Wilson completed the lease with Dill Dinkers on behalf of owners Ackerman & Co. and Baltisse.

1200 White Street is a 211,585-square-foot facility being transformed into a mixed-use development with retail, restaurant and office space. The property has access to the Beltline Westside Trail and is located down the street from Lee + White, an adaptive-reuse project with a food hall, restaurants, breweries, service providers and other businesses.

“Dill Dinkers is a great addition to 1200 White Street and the West End community,” said Evan Ziegler, President of Investments for Ackerman & Co. The popularity of pickleball has really taken off, and this will be a state-of-the-art club providing a fun recreational option. Dill Dinkers’ decision to open its first Atlanta club in the West End is a testament to this area’s growing appeal as a destination for a variety of retailers and businesses.”
