A new convenience store, Meadows Mart, is preparing to open at 4601 N. 12th St. in Phoenix, according to a recent Arizona Department of Liquor Licenses and Control application. The business has applied for a Series 10 Beer and Wine Store license, allowing it to sell beer and wine alongside convenience store items.
The application lists Manav Pravinbhai Patel as the owner. The proposed store is planned for the space occupied by AA’s Corner Mart at the same address.
While few details about the concept have been released, the submitted floor plan outlines a traditional neighborhood convenience store featuring beer and wine displays, refrigerated beverages, coffee, snacks, tobacco products, and a Bitcoin ATM. The application also indicates the business will not include a drive-thru or outdoor patio.
The liquor license application was filed on June 26, 2026, and includes a request for an interim permit as the approval process proceeds. An opening date has not yet been announced.
What Now Phoenix reached out to Manav Patel for additional information. This article may be updated as more details become available.
