The food scene in Porter is set to get a little shakeup, as the existing IHOP at 23681 Church Street is planned for a renovation and rebrand. According to Coming Soon Texas, the diner will be joining with another familiar brand — Applebee’s — under the same roof, as part of a new co-franchising initiative from the companies under Dine Brands Global.
An application for a $150,000 renovation project was filed last week with the Texas Department of Licensing and Regulation. It states that the existing 4,102-square-foot space will be expanded by 836 square feet to add more dining space. Once complete, the restaurant will encompass approximately 4,938 square feet.
Construction is scheduled to begin next week, with completion targeted for mid-September. The restaurant is expected to temporarily close during construction.
Behind the change is Nazarian Global Enterprises, a multi-unit, multi-brand franchise group that also operates Fuzzy’s Taco Shop eateries. It runs more than a dozen IHOPS across the United States, including several others in Texas.
IHOP and Applebee’s dual-brand strategy pairs the two complementary concepts, combining their menus for an all-day experience with broader options. Dine Brands first began to roll out the new model last year and has several in the development pipeline for 2026.
