As Shake Shack Nears Warner Center Opening, Landlord Lists Property For Sale

National restaurant chain is expected to come online in February at which point a new landowner—after $7.99 MM site purchase—could start collecting rent.

Shake Shack is almost ready to open its Warner Center doors, at 6443 Topanga Canyon Blvd, across the street from Westfield Topanga.

The ground-up, standalone restaurant has started hiring and is set to debut mid-February.

An exact opening date has not yet been confirmed and reps with Shake Shack corporate were still out for the holidays when reached Thursday via email by What Now Los Angeles.

The 3,585-square-foot restaurant has seating for 80 inside and an additional 590-square-foot outdoor patio with space for 30.

Ahead of its opening, Shake Shack’s landlord has listed the property that houses the burger and milkshake chain for sale.

The asking price is $7,990,000 with rent from Shake Shack commencing as soon as the restaurant opens its doors, according to a Loopnet listing.

A new landlord would be guaranteed income from Shake Shack’s ten-year lease and potentially from another ten or more years with two built-in five-year renewal options.

Collecting rent from Shake Shack should be a walk in the park from the publicly traded company that holds a current valuation of $2.35 Billion, as the listing conveniently points out.
