Six-Story Pico-Robertson Apartment Proposal Heads Toward Planning Commission Vote

Planning staff has recommended the city approve the 15-unit project

The Los Angeles Planning Commission next week will vote on a six-story, 15-unit project proposed for 1432-1434 S. Beverly Dr. in the Pico-Robertson neighborhood. Proposed by project applicant Ben Kohanteb and recommended for approval by city staff, the proposal is listed as a consent calendar item on the commission’s meeting agenda for next Thursday.

Plans call for the site’s existing two-story duplex to be demolished to make way for a new 16,665-square-foot, 67-foot tall multifamily building with two of its 15 units reserved for very low-income households. The new apartment building would have four one-bedrooms, eight two-bedrooms, and three three-bedrooms, with average sizes being 643, 783, and 1,128 square feet, respectively. The project would also provide 22 automobile parking spaces between an at-grade level and below-grade level.

Specific requested approvals include a a conditional use permit to allow for a 57.5-percent density bonus and exemption from California Environmental Quality Act review. The applicant is also requesting approvals for a 22-foot increase in allowed height (to 67 feet) and reduction in required parking from 26 spaces to 22.

Kohanteb, who owns the 7,075-square-foot property, is joined by project architect The Albert Group Architects, landscape architect Yael Lir, and project representative Gary Benjamin, president of LA-based consulting firm Alchemy Planning + Land Use.
