According to a permit filed last week with the City of Atlanta, Songy Highroads is moving forward with site work. The scope of work includes utility, stormwater management, and surrounding streetscape improvements in anticipation of the development of the 210-unit mixed-use project in the Wildwood neighborhood of Buckhead.
The six-story, 247,000-square-foot building on the 2.7-acre site, would be constructed at 1850 Howell Mill Road NW, along with a surface parking lot and a food-truck park bordered by Howell Mill Road to the east, Beck Street to the north, Emery Street to the west, and an I-75 on-ramp to the south.
As reported by What Now Atlanta last year, the Alpharetta-based developer requested several development and site variations, including a reduction in the required minimum open space from 47 percent of gross land area to 39 percent. Plans call for about 65,000 square feet of usable open space, including 32,210 square feet of landscaped areas and plazas.
Previously submitted site plans for the development show it would hold one-bedroom through three bedrooms, just under 2,000 square feet of coworking space, and about 3,700 square feet of retail and food and beverage space.
According to site drawings, a future phase could also include 32,000 square feet of office space along Howell Mill Road. In addition, the project would provide 362 parking spaces, along with 52 bicycle spaces.
